We are a niche Planning and Development company that specialises in obtaining Planning Permission or Development Plan Allocations either for our own land or in partnership with land owners.

When land owners do not want to currently sell their land, we work in partnership with them and we undertake all the Planning work ourselves with our dedicated team and we pay for all the planning fees and significant associated surveys and reports. All of this work is undertaken at our risk with no risk and no cost to the land owner. Considering the significance of the fees these days, this is something that is attractive to many land owners, especially when fees can be in the region of £10,000s and often £50,000-£100,000. With this model, all legal fees and agent fees incurred by the land owner are covered by ourselves.

Land Purchases: If Landowners prefer to sell their land immediately we can purchase the land outright and they can realise funds quicker. This can be arranged in a few weeks. We would also pay legal fees and agents fees with this option.

Case Study 1. Location: Herefordshire.

The land was farmland and NOT allocated in any settlement boundary. The current owners had been refused Planning Permission twice.

3.9 acres of grazing land near the village. The site had access, flooding and landscaping constraints and issues. Initially the Parish Council and local community were against any development.

After a series of presentations to the Parish Council and local community we managed to get support for the scheme. In only a few months a Planning Application was submitted. All flooding, access, transport and landscaping issues were overcome by our team. Outline Planning Permission was granted for 40 dwellings with low s106 payments.

All ecology, access, drainage and topography issues were overcome by our team. Outline Planning Permission was granted for 80 dwellings with very low s106 payments.
